![]() ![]() It becomes very frustrating to find homes you like below the house price that should work in your budget, only to plug them into Divvy to see a rent price over your budget. You can negotiate the price of the house a tiny bit, and sometimes you can put more money down to adjust the rent a bit, but that rent price will not move much. Divvy makes it easy to input the address to check what their “system” has assigned as the rent, but there are times when it just doesn’t make much sense - And that rent is non-negotiable. So you can’t just go searching for homes priced at a certain amount. This is important because you can find two $150k (or whatever price) homes in similar areas with very different rent amounts. The budget they give you is not a house price - it is a monthly rent amount. Big failure of upper management since this has been an ongoing problem for a year according to customer reviews. I don’t think it is employee incompetence, but just that they haven’t properly calculated the manpower needed or delegated tasks efficiently. ![]() I started to dread anytime I had to contact Divvy - It was like beating my head against a wall. ![]() Divvy has the automated systems working great. I sent a text message to the regional rep asking him if I could get this done. Big surprise, but I cannot get a response to my emails to get the agent switched. So now I have to get this agent assigned to my account at Divvy. He replied within 24 hours that he would, but no action was taken after 48 hours, so I went and found an agent on my own. After four days, I emailed the regional account rep to ask to be assigned a new agent. Well, this person never responded to my email. You don’t have to use a Divvy agent, but I thought it would be good to use someone that is already familiar with their system. I got an email within a few hours of that, and an hour later was speaking to the regional account rep on the phone.Īt this point, I have my budget and was randomly assigned a Divvy real estate agent. Someone got back to me within 24 hours on there and told me they were escalating my communications. I then messaged (DM’d) the Divvy Facebook page. Left the voicemail and never got a call back. Called and sat on hold for 20 minutes only to be abruptly dumped into voicemail without ever speaking to someone. Emailed again two days later…got no response. ![]() I waited a couple of days to get further info from Divvy, but nothing. It took about five business days for my application status to be changed to “approved” on their website. Since I am self employed, I had to upload several months worth of bank statements to prove my income. You just upload the necessary documents - It took me about 20 minutes to gather everything and upload it. Divvy allows me to get into a house now and secure a future purchase price of the home. My credit is great and I have some savings, but I benefit from using Divvy because I am self employed and need time to make next year’s tax return look more desirable to qualify for a mortgage. Many people seek them out when they need time to build a down payment, have poor credit or high DTI that can be realistically repaired. I am writing this as I go through the process so that all is fresh in my mind, and I will paste it into a (this) post when/if I am moved into my potential home.ĭivvy is a rent-to-own company - I will let you look them up for the details yourself (their website has an excellent FAQ section). There aren’t many (perhaps any) detailed experiences with Divvy Homes, so I thought I would give others my step-by-step experience. If you want to pursue a home with Divvy, be aggressive and demand communication from them. A frustrating start with serious communication issues transitioned into a fairly streamlined and easy process, then into a brief shit show during closing. ![]()
